All of our home watch visits utilize GPS-enabled software that provides you with detailed electronic reports that include pictures and notes,

In addition to our eyes and thorough process, our technology helps us notice anything specific to humidity and moisture that needs to be addressed.

Exterior Monitoring

For every visit to your property, at a minimum we will:

  • Check that home services meet contract specifications (landscape, pool, spa, exterminators)
  • Walk the property and check the overall security of the home
  • Visually inspect exterior walls, roof and gutters (from the ground)
  • Visually check irrigation and landscaping for potential issues
  • Check and collect mail, remove newspapers and solicitations
  • Check exterior lighting and replace or repair as necessary
  • Visually check for pest or insect infestation and rodents 
  • Check garage and exterior storage areas
  • Visually check pool and lanai areas
  • Turn on main water valve upon arrival and shut off after inspection

Interior Monitoring

For every visit to your property, at a minimum we will:

  • Check AC for correct temp, humidity and inspect/replace filters monthly
  • Ensure all doors and windows are locked
  • Check for water leaks in all water zones, indoor and outdoor kitchens and bathrooms (#1 Insurance claim)
  • Inspect all doors, windows and ceiling/floors for signs of water damage
  • Cycle water, flush toilets, run faucets and sink disposal
  • Check refrigerator and freezer for proper operation
  • Check for internet WiFi signal
  • Visually check for pest or insect infestation and rodents
  • Visually check for signs of mold and mildew
  • Check circuit panel for any tripped breakers
  • Visually inspect electric hot water heater, confirm breaker is off
  • Arm security system upon departure

    A Home Watch service is designed to give you peace of mind while you are away from your home. Your home is monitored by professionals looking for any potential problems.   • Why do I need a Home Watch service?

    An unoccupied is a vulnerable home. The tropical climate of Florida has many risks to it, such as roof and/or water leaks, pest infestation, storm damage, and most importantly HVAC failure, which can lead to high humidity and mold.  In 72 hours mold can take hold in your home and yes, even in brand new homes these problems can happen.   • How do I know if you are actually visiting my home?

    Great question! We use GPS enabled software to prove that your inspection was done while we were on your property. After each visit you will receive a detailed report including date and time stamped pictures.

  • How do you handle a problem or situation if you find damage?

    While every situation is unique, we always troubleshoot to prevent further damage and communicate our findings directly to you the homeowner or your designated contact via a phone call, text or email. We are happy to refer you to our qualified network of service providers to resolve the situation and follow up with you once the work is completed.

  • Can you help me with household tasks other than checking on my property?

    Absolutely! Home Watch Walton Bay will accept deliveries on your behalf, forward important mail and other concierge services, just ask!

  • Will you do storm prep in the event of a hurricane?

    Living in Florida in the summer can always bring the threat of a hurricane or tropical storm. We will secure outside furniture on your property and meet your contractor to install hurricane shutters or refer you to one of our vendors. 

  • Can I request a special visit?

    Yes, you absolutely can. If something unexpected pops up and you require an additional visit or a neighbor saw something you want us to check on, we will be more than happy to do so. 

  • I travel for extended periods of time and don’t like to leave my home unattended. Would Home Watch services be available for me?

    Absolutely, just contact us and we’ll put together a schedule of monitoring and concierge services, if needed, that works for you.

  • Can you coordinate with vendors or contractors doing work in my home?

    Yes, we would be happy to. We also have a network of local qualified service providers for your needs such as HVAC Maintenance, House Cleaning, Pest Control, Pool Service etc.

  • How often do you perform home watch visits to my home?

    We always recommend you check with your homeowner’s insurance policy to see if they have specific requirements regarding how often someone needs to check on your unoccupied home. It is our best practice that homes are visited on a weekly or tri-weekly(4-5 visits per month) frequency. Weekly and tri-weekly visits help identify issues early to mitigate potential damage.

  • Why don’t I just use my neighbor or friend to check my home?

    Friends, neighbors, and housekeepers often agree to check on your property, yet they can’t always recognize the early signs of problems or have the time to do an extensive check of your home while you’re away. 


    They also won’t have the experience or tools to ensure a home watch visit is done wholly and correctly each time. It is also likely that they will not have the expertise or vendor network to help resolve problems that are found. Lastly, they won’t be insured for the liability you are passing along to them.

  • How does a Home Watch company qualify to become a member of the International Home Watch Alliance?

    They must apply, be background checked, and supply business entity, insurance, and bonding credentials. They also must adhere to an industry code of ethics.
